From ambition to practice: How Frydenbø Eiendom achives nearly 100% reuse

Since we last wrote about Frydenbø Eiendom, the Føniks project in Bergen has really taken shape. During a recent visit, we were given a tour by architect Viktor Svantesson from Artec AS, who gave us a close insight into how the ambitions are being translated into concrete solutions on the construction site.

Total refurbishment with reuse materials
The Føniks project is a total refurbishment of Frydenbø Eiendom's office building at Damsgårdsveien 127 in Bergen. The project is being carried out in collaboration with the architectural firm Artec AS and with support from partners FutureBuilt and Loopfront.
In addition to using reuse materials from their own tenant adaptations, they have also thought outside the box in their search for used building components: From ventilation ducts, carpet tiles and facade panels from the TV 2 building in Bergen to a used elevator from a factory in Greece.
Frydenbø Eiendom has a clear ambition to achieve close to 100% reuse in theproject, and this is reflected in their entire approach. A good example is the elevator shaft, which is being built from concrete elements cut out of existing floor partitions. The elements are moved, adapted and given new life in the same building.
Loopfront is actively used to survey, document and track the materials throughout the project. This provides the project team with an overview and structure in their reuse work, both for materials that come from the building itself and for resources that are sourced externally.
This systematic approach makes it possible to work purposefully and scalably with reuse in practice.
The Føniks project is attracting a lot of attention, and with good reason. The project shows what is possible when ambitions are high and the whole team is working in the same direction. With expected completion in 2026, this is a project we look forward to following.
